The community is in Vaughan, in York Region, and despite the name it is in the Maple area rather than Thornhill. Here is what that means for commuting, services and the area around it.
Vaughan, York Region, and the Name
The Valleys of Thornhill is in the City of Vaughan, in York Region, immediately north of Toronto. Despite the name, the community is in the Maple area of Vaughan rather than in Thornhill. All of it is within Vaughan.
This is worth saying plainly because it affects how you search. Vaughan is a city made up of several distinct communities with their own identities and histories, including Maple, Thornhill, Woodbridge, Kleinburg, Concord and Patterson. Buyers often search by the community name rather than the municipality, so if you are researching this development it is worth searching both ways.
How Vaughan Connects to the Rest of the GTA
Highways
Vaughan is served by Highway 400 running north to south, Highway 407 running east to west as a tolled express route across the GTA, and Highway 7 as a major regional arterial. Highway 427 reaches north into the western side of the city. For a household with one commute into Toronto and another heading elsewhere in the region, that combination is the practical reason Vaughan works.
Transit
The TTC's Line 1 subway was extended into Vaughan in 2017, terminating at Vaughan Metropolitan Centre station, the first subway stop outside Toronto's borders. That station is also a York Region Transit and Viva bus terminal, which is what makes it usable from parts of Vaughan that are not walking distance from the platform.
GO Transit's Barrie line runs through Vaughan with stations in the area, giving a second rail route into Union Station. Viva bus rapid transit runs along the Highway 7 corridor with dedicated lanes through much of it.
Confirm your own commute by address. Drive and transit times vary considerably across Vaughan depending on which side of the 400 you are on and which station you use. Test it at the hour you would actually travel, from the specific address, before you commit.
Employment and the Vaughan Metropolitan Centre
Vaughan Metropolitan Centre is the city's designated downtown, a planned mixed-use district around the subway terminus with office, residential and retail development. For buyers, its relevance is twofold: it is a growing employment node that shortens some commutes to a local trip, and it is the anchor of the city's long-term intensification, which is the kind of thing that supports values across the municipality over time.
Services, Retail and Recreation
Vaughan is served by Mackenzie Health, with the Cortellucci Vaughan Hospital opening in 2021 as the city's first full-service hospital, alongside the longer-established Mackenzie Richmond Hill Hospital.
On the retail side, Vaughan Mills is one of the largest shopping centres in Ontario, and the city carries the usual range of grocery-anchored plazas and big-box nodes along its arterials. Canada's Wonderland sits in Vaughan as well, which matters to families and is also the reason some local roads are busier on summer weekends than a map would suggest.
For green space, Vaughan sits across the Humber and Don river watersheds, and the Toronto and Region Conservation Authority manages conservation areas and trail systems within the city. The municipality also operates community centres, arenas and an extensive local park network.
Schools
Vaughan is served by the York Region District School Board and the York Catholic District School Board, along with the French-language public and Catholic boards. School assignment is made by address and is reviewed periodically, and new communities are frequently assigned to a holding school until a local school is built and opened. If schooling is a factor in your decision, this is covered in detail in our article on schools and parks near the community, including how to verify a specific address.
What We Are Not Publishing, and Why
You will find independent websites quoting precise distances from this community to named schools, parks and stations. We are not doing that here. Distances are only meaningful from a confirmed address, and a number that is wrong by a few kilometres is worse than no number for a buyer making a decision about a daily commute or a school run.
When you are evaluating this community, measure from the actual lot you are being offered, using the route you would actually drive or ride, at the time of day you would actually travel.
